| Executive Summary

 This
has been a tremendous year for Citi Habitats. August was the best month for
sales and rentals in the 11-year history of the company. The state-of-the-art
training facility shared with Corcoran has seen fantastic use for our town halls
and other activities. Alongside that facility is a 80+ desk office that Citi 8’s
agents and staff have made their home to great success. Additionally, Citi 4
will soon join Citi 16 and Citi 14 on the list of recently expanded offices.
To celebrate our achievements and the holiday season, Citi Habitats will
gather on December 14th at Cipriani’s landmark Wall Street location for a night
of dinner and dancing. The impressive space will be the perfect backdrop to a
festive evening.
With this year’s successes and the expectation of a banner year for Wall
Street bonuses, we’re primed for a 2006 that will continue Citi Habitats’ trend
of year-over-year gains in residential real estate. Thank you for all your
dedication and I’ll see you at Cipriani’s.

Corporate Marketing Department
 In
the busy weeks leading into September, Citi Habitats took part in a joint
advertising promotion with New York magazine. The promotion, which
offered winners the chance to live rent or mortgage free for a month, was part
of New York magazine’s much publicized “This is New York”
campaign.

Edward Weinman & the Facilities Department
 In
the June 2004 issue of the Citi Sentinel, our own Matt Van Damm noted
that Edward Weinman, Director of Facilities and Construction, “never takes no
for an answer.” Since that time, Ed has used his signature no-nonsense approach,
dedication to detail and relentless energy to bring the total number of Citi
Habitats offices he has built to an impressive 15.
