In 2004 Citi Habitats
continued to see growth in all facets of our business.
Overall, the Company’s volume was up approximately 25%
over 2003. The year also saw the smooth transition into
the NRT family.
As the real estate industry continues to evolve, our
customers are demanding service beyond mere brokerage.
Citi Habitats remains on the cutting edge when it comes
to offering these complementary services. Our Concierge
and Settling-In programs are just two examples of our
effort to redefine the real estate experience in New
York. In addition, we are still the only Manhattan firm
with a department dedicated solely to Customer Service.
These aspects of our business have and will continue to
define us in the future.
Our outlook for 2005 is bright. A customer management
system is currently in development that will help track
clients from initial prospect to lifelong customer. Citi
Habitats also aims to expand its offering of value-added
services to its agents and employees. As always, it is
the goal of the company to make the best possible work
environment.
We look forward to another successful year for Citi
Habitats and once again increasing our market share over
our competitors.

Customer Service Is Our
Business Many of you understand how
important Customer Service truly is to this company and
that all of our thoughts and actions are about how we
can best serve the client. Some of you may also be aware
that Citi Habitats has a Customer Service department
dedicated to supporting agents and managers. Others may
be less familiar with the department’s activities,
philosophies, progress, and goals for the future.

On-Site Business Rises To New
Heights With Citi Habitats Marketing
Group
This has been a most exciting year for the
On-Site division. Thanks to the efforts of Director
Cliff Finn, Coordinator Jill Kosow, and Market
Research Analyst Don Dascoli and an outstanding
team of On-Site managers, agents and support staff,
2004 saw the successful completion of the sales programs
for two new condominium projects: The Devon on East 34th
Street and 48 Laight Street in TriBeCa.

Citi's Sales Keep
Soaring Citi Habitats doubled its sales again in 2004
for the 4th straight year. Director of Sales Greg Young
would like to acknowledge all the branch managers and
sales managers for really pulling together and making
this happen.

Citi Concierge Expands Its
Offerings
The past
six months have been very exciting at Citi Concierge to
say the least! In late 2004, Citi Concierge’s Susan
Rader welcomed new partner Lisa Wolper and her excellent
knowledge of the NYC theatre and restaurant world.
Together they provide a diverse range of services to
agents, staff, and clients, all aimed at making life
easier and more enjoyable.

Settling-In Services Gives
Customers A Smooth Moving Experience While living in
New York City is upbeat and exciting, the reality is
that there is often a high level of stress associated
with any move. In Manhattan it can sometimes be
overwhelming.
Concierge Settling-In Services is a program that is
offered to the clients of Citi Habiats. It is unique,
and one that is not offered by any other real estate
company in Manhattan. The “Client for Life” philosophy
is a huge motivation for the creation of this valuable

Success
What a year for Citi Habitats
Commercial! Under the leadership of Michael Forrest, the
division closed over $56,000,000 in investment sales,
office leasing and retail leasing transactions in
2004.

Agent Profile: Justin D‘Adamo With a major in philosophy and a minor in
chemistry, Justin D’Adamo’s career path couldn’t have
been farther from real estate.
Born in Long Island and raised in
Florida, Justin moved back to New York after attending
the University of Florida to become a singer/songwriter.
In the midst of transition, however, he became
interested in investing in property. After speaking to a
developer friend in Florida, he decided that his next
best course was to get a license in real estate sales.
The rest, as they say, is history. After receiving his
license, he interviewed with a few brokerage agencies
and realized that Citi Habitats was the best fit for him
and that real estate as a profession was the right
choice.
