Senior Managing Director Gordon Golub, alumnus of George Washington University, and Associate Broker Tracie Hamersley, spoke to MBA students who traveled to NYC for the annual GWSB MBA Career Trek. The Trek offers current MBA studentsboth full- and part-timethe opportunity to network with alumni in the New York metropolitan area in their selected career paths.

Gordon and Tracie hosted a group of five students* to learn about what a potential career at Citi Habitats entails, from making it in the rental and sales business to the real estate climate, and much more. After a great discussion and a light snack, Managing Director Jay Heydt took the students on a tour of the Citi Habitats training facilities and two branch offices.

Citi Habitats held its Fourth Annual Elite Residential Rental Forum, a platform for some of New York City's leading management and development companies to discuss current market conditions and overview current development projects.

We honored Jeff T. Blau, president of The Related Companies as this year's special guest speaker. For the past 19 years, Jeff has been responsible for directing and overseeing new developments worth over $20 billion in virtually every sector of the real estate industry. In his position as president, he is responsible for new development origination and for strategic oversight of the firm's affiliated group of companies. Over the years, Mr. Blau has received numerous honors for his business, civic and philanthropic activities and most recently he was named to Crain's New York's New Influentials list of 25 leaders reshaping New York.

The event was moderated by Sharon Lynch of Bloomberg News and Gordon Golub, Senior Managing Director of Citi Habitats.

Citi Outreach: Operation Backpack 2009

Citi Habitats participated in Operation Backpack this year by using of our 12 our offices as drop-off locations for the public and donating within the company. We helped in providing backpacks and basic school supplies to the some 11,000 school-age children who live with their families in New York City homeless shelters. In addition to serving as drop-off locations, Citi Habiats gave time to sorting backpacks during Sort Day.

Citi Habitats participated in the 1st Annual Operation Bowl and it was a striking success. Eight teams competed for prizes and prestige at Manhattan's Lucky Strike Lanes. The evening benefited Operation Backpack, the annual campaign to provide new backpacks filled with school supplies to the more than 11,000 school-age children living in New York City homeless shelters.

For the sixth year Citi Habitats participated in the American Heart Association's Start! Wall Street Run & Heart Walk, which raises critical funds to reduce disability and death from coronary heart diseases and stroke; the #1 and #3 causes of death nationwide.

As a company, we raised $17,375 toward our goal this year! Congrats to all the teams for their efforts!

Citi Habitats held The Third Annual Elite Residential Rental Forum, a platform for some of New York City's leading management and development companies to discuss current market conditions and overview current development projects.

This year's special guest speaker was Lloyd Goldman , President of BLDG Management. Lloyd Goldman is recognized as an industry leader and key player in the New York City real estate market. He controls over 400 real estate properties, including more than 14,000 residential units, and over 20 million square feet of commercial/industrial properties. He is also partners in the World Trade Center redevelopment with Larry Silverstein and the Four Seasons and Peninsula hotels in NYC and participates in mezzanine lending with Longview Funding. He is a member of M&T Banks New York City Directors Advisory Council and Mortgage Investment Council.

The event was moderated by Sharon Lynch of Bloomberg News and Gordon Golub, Senior Managing Director of Citi Habitats.

In addition to the new three bedroom apartment model preview, guests were treated to delicious drinks and fabulous desserts.

On Wednesday, October 22, 2008 Citi Habitats Marketing Group held a special cocktail party celebrating the opening of the Packard Square amenities spaces. Packard Square is the latest CHMG residential rental development located at 41-34 Crescent St. in Long Island City.

Over 200 guests were able to view the completed library, lounge, roof deck and fitness center. Helen Marshall (Queens Borough President), members of the Ciampa Development Team, the brokerage community and numerous other guests were all there to commemorate the event.

Developer Joseph Moinian and CHMG hosted a gala reception for internationally acclaimed designer and Creative Director of Yoo Philippe Starck marking the grand opening of Dwell95, The Moinian Groups new 507-home luxury rental development at 95 Wall Street, on September 15^th at the Downtown Manhattan property.

Dwell95, the first Yoo by Starck-designed rental residences in the world, offers everything from straight studios to loft studios, as well as spacious one and two-bedroom residences. The project has already been a huge success, with over 50 percent of the apartments rented since leasing commenced in late spring.

Operation Backpack

Citi Habitats was fortunate to be able to support Operation Backpack by using our 14 offices as drop-off locations for the public and the Citi Habitats community.

Volunteers of America distributed and collected 7,783 backpacks this year, with a record breaking 6,817 of them fully filled! These backpacks were given to children in more than 60 shelters in addition to those children in Volunteers of America programs.

Citi 4 stuffed 117 backpacks this year, earning themselves an in-office pizza party for their efforts!

The 2008 Men's Softball Team

The Most Successful Season in Citi Habitats Sports History!

The mens softball team had the most successful season in Citi Habitats sports history! The team finished the regular season with a 7-5 record, and for the first time in Citi Habitats history were in the playoffs. Captained by Michael Sandak and Joe Azar, they started the season slow, with a 1-3 record, but turned it around mid-season with the help of some fantastic fan support, and went 6-2 the remainder of the season. The mens team included Adam Perfecto Goldstein, Anthony Dellecave, old school Steve Hallerman, Matt Bolin, Josh Bryant, Josh Cohen, Adrian Silvestre, Alex Cheung (the teams star pitcher), Jimmi Circosta, Justin Kotcher, Dan Marrello and Steve Singer.

This was a tumultuous season filled with cancellations due to severe rain outs, a pesticide scare and unplayable mud-pie fields, resulting in 8 total postponed games! This didnt stop Citi Habitats! The most exciting game was a 12-11 win; a wild bout coming back from a 10-1 deficit against a team that made the playoffs. The team averaged 9 runs per game. With six core returning players and a great crop of new talent, contributing to the teams exceptional season were Leo Depablos (pitcher), Chad Levy (shortstop) Jose Espinal (outfield), Elizabeth Hamersley (right field), Alex Rodriguez (outfield), Anthony Santiago (right centerfield), David Gaucher (pitcher), Craig Zisel (left centerfield), Zach Elias (3rd base), Brett Tartarkin (left field), Caroline Bass (catcher), Sandra Falus (right field), Jason Cimetta (1st base), Seth Hirschhorn (outfield), Regina Zafonte (2nd base), Jason Reed (left centerfield), Michael Arnold (right centerfield), Mike Villani (pitcher) and Austin Price (2nd base).

AIDS Walk New York is a powerful and inspiring day, which takes place in Central Park and on the streets of New York City. On May 18, 2008, New Yorkers walked to remember those we have lost, and to help our friends, family and fellow New Yorkers who are affected by HIV/AIDS, and to show our never-ending determination to end AIDS. Since 1968, AIDS Walk New York has raised $97 million for HIV programs and services in the tri-state area, and has grown into the largest AIDS fundraising event in the world. In 2007 alone, 45,000 participants, many of whom were members of 2,400 corporate and community teams, raised a record sum of more than $6.8 million for Gay Mens Health Crisis (GMHC) and 60 other local AIDS service organizations.

On May 6, 2008, Citi Habitats Marketing Group (CHMG) presented The 2008 New Development Forum, hosted by Clifford Finn, Director of CHMG. The forum, held at 7 World Trade Center, featured an exclusive presentation by Larry Silverstein, President of Silverstein Properties. Mr. Silverstein outlined his new residential rental development, Silver Towers at River Place, while modestly speaking of his many years investing and developing properties in New York City. Silver Towers at River Place, designed by Costas Kondylis, will feature two 60-story towers and 1,359 units with state-of-the-art amenities, including a 24,000 sq. ft. public park. Silver Towers at River Place will open with occupancy in spring/summer 2009.

Mr. Silverstein also discussed the development of the World Trade Center site (scheduled completion 2012), designed by world renowned architects and expected to transform the downtown sector of Manhattan into a bustling metropolis. After the forum, guests were invited for breathtaking 360 degree views from the 50th Floor, overlooking the future of Downtown Manhattan.

The 2007-2008 Citi Habitats Hoops team represented a mix of agents from several different offices: two veteransRoy Silber (left the team after he became a new father), Citi 2, and Rick Nurse, Relowho have played the last 3 seasons, and newcomers: Eugene Litvac, Citi 14; Chad Levy, Citi 5; Django Gilligan, Citi 1; Arthur Johnson, Citi 9; and James Gaffney (not pictured), CHMG. The team finished with a respectable record of 6-6, but more importantly they enjoyed the season, and developed solid camaraderie. In the end, this season was the catalyst for a couple of deals that might not have happened without the help of Citi Sports.

The event took place from 1-3 pm at the Corporate office where Rose Scalia talked with the children about their hobbies and worked in teams on a project entitled Making Choices for a Better World." By implementing this year's theme, the girls and boys can begin to think critically about how their choices affect people in their lives, i.e. family, teachers, friends, etc. and how those choices can lead to a better world. Upon completion of their projects, Dan Foley presented each child with a Certificate of Achievement, goodie bags and pizza for completing their projects.

HPR is the measure of combined rentals and sales production. On Tuesday over 100 Citi Habitats agents and staff participated in the American Heart Association's Wall Street Run and Heart Walk which raises awareness and funding to fight our Nation's number one and number three killers' heart disease and stroke. The walk was the culmination of six weeks of fundraising. The company's 16 offices came together to raise nearly $19,000 towards the cause. This was the fourth year that Citi Habitats participated in the Wall Street Run and Heart Walk. Citi Outreach, Citi Habitats' philanthropic program, coordinated the company's participation. Jane Russo of the American Heart Association (AHA) spoke to everyone about creative ways to recruit runners and walkers for the yearly event. She also explained how everyone can effectively raise money and awareness for the country's number one and number three killers, heart disease and stroke. Heart disease survivor and AHA advocate, Robin Levy, spoke to attendees about her life with the disease and the importance of spreading awareness and raising money for research. Last year Citi Habitats collectively raised $30,000 for the AHA's Wall Street Run and Heart Walk, making it one of the highest fundraising companies in New York City. Citi Outreach, the company's philanthropic program that facilitates Citi Habitats' participation in the Walk, anticipates an even larger donation this year .

On Tuesday, March 13, 2007 CHMG held a milestone event for the Murano Condominium in Philadelphia to commemorate the pouring of the 10th floor and to announce that 60% of the development is now sold.

Approximately 100 regional brokers attended the event that included a tour of the second floor construction, where the installation of glass for the curved portion of the building had begun.

The Murano remains on schedule for its grand opening in late summer 2008.

Throughout the month of December, Citi Habitats proudly participated in the annual Toys for Tots and New York Cares Coat Drives to help warm up the 2006 holiday season. The Marine Corps Reserve Toys for Tots goal is to deliver, through a shiny new toy at Christmas, a message of hope to needy youngsters that will help motivate them to grow into patriotic citizens and community leaders. All 16 Citi Habitats offices participated in this year?s drive, helping to reach that goal. Each year, New York Cares collects and distributes over 70,000 winter coats to men, women and children who would otherwise go without. This was the organization?s 18th year running the drive. Five central neighborhood Citi Habitats offices were drop-off locations this year. Agents, employees and the neighboring public all came together this holiday season to donate coats to those in need. These activities wrapped up another successful philanthropic year for Citi Habitats. Citi Outreach, the company?s philanthropic program and organizer of both drives, gives a special thanks to those who so graciously contributed to 2006's charitable giving!

The yearly run/walk raises awareness and funding to fight cardiovascular disease and stroke, the number one and three causes of death in America. Over 100 Citi Habitats agents and staff participated in this year?s Walk. At the breakfast, special guest Trevor Gibbons gave an inspirational speech regarding his recovery process and life experiences prior to and post two strokes he survived. Guests also shared successful fundraising strategies in preparation for 2007?s Wall Street Run and Heart Walk. Citi Habitats raised nearly $29,000 for 2006's Walk, the second highest amount raised by a Manhattan-based company. Citi Habitats has participated in the Walk for three consecutive years and will participate again in 2007. Way to go!

On Thursday, representatives from Citi Habitats attended a Thank You Reception hosted by Volunteers of America where the company was recognized for its efforts to provide school-aged homeless children in NYC's shelter system with backpacks and school supplies. For its continued support, Citi Habitats was recognized with Volunteers of America's Rock of Gibraltar Award. This was the fourth year that Citi Habitats participated in Operation Backpack, a citywide, two-week drive organized by Volunteers of America. Each year, Citi Habitats donates its 16 offices as public drop-off spots. This year, donations from its agents and staff, and the public yielded nearly 1,500 backpacks and a large amount of school supplies. In addition to its donations, Citi Habitats agents again participated in Sort Day where volunteers sort and package donations for distribution to shelters throughout NYC. Citi Outreach, Citi Habitats' philanthropic program, coordinated the company's participation in Operation Backpack.

Citi Habitats recently held a private party and reception at the Central Park Zoo to honor its top sales and rental agents for the first half of 2006. I wanted to find a unique location in Manhattan that would provide a special setting to acknowledge a successful first half of the year with the top producers of our firm, said Gary Malin, Citi Habitats COO. We had an incredibly special evening in Central Park at the Zoo, celebrating in one of the most scenic and beautiful venues in New York City. Guests at the event were treated to catered dinner and picnic stations, a DJ spinning music and a special sea lion demonstration by the Central Park Zoo staff. The event, attended by more than 125 guests, was sponsored by Citi Habitats, Manhattan Mortgage and The Law Office of Felix Nihamin.

On August 2, 2006 Citi Habitats announced the opening of its newest branch office located in the heart of Greenwich Village at 214 Sullivan Street. This office will be the new home to the staff of Citi 5. Citi Habitats held The Elite Residential Rental Forum, a platform for some of New York City?s leading management and development companies to discuss current market conditions and overview current development projects. The Forum was planned largely in response to the extremely tight rental market conditions throughout Manhattan.

Guest speakers at the Forum, which was hosted by the Landlord Services division of Citi Habitats, included Kathleen Scott, Director of Leasing and Sales of Rockrose Development, Mickey Napolitano, VP, Director of Residential Real Estate of BLDG Management, Daria Salusbury, Senior Vice President of Related Co. and Steve Maschi, VP of Marketing of Glenwood Management. Topics discussed during the meeting ranged from current vacancy rates, policy overviews and new development briefings.

On Wednesday over 100 Citi Habitats agents and staff participated in the American Heart Association's Wall Street Run and Heart Walk which raises awareness and funding to fight our Nation's number one and number three killers' cardiovascular disease and stroke. The walk was the culmination of six weeks of fundraising. The company's 16 offices came together to raise nearly $29,000, the second highest amount raised by a Manhattan-based company. This was the third year that Citi Habitats participated in the Wall Street Run and Heart Walk. Citi Outreach, Citi Habitats, philanthropic program, coordinated the company's participation.

With over 200 guests in attendance, the chocolate flowing, and a CroBar DJ spinning, Cocoa Exchange Condominiums was the life of the Financial District the evening of May 9th. At this dessert-themed party, hosted by Citi Habitats Marketing Group, the Manhattan brokerage community got the opportunity to see the much anticipated stylish condominiums. Guests were taken by manned elevator to the studio, 1 and 2 bedroom model residences where everyone was impressed to see such a fresh take on downtown living at incredibly competitive price points. When people weren't raving about the residences they were savoring the chocolate fondue fountain and range of delectable desserts and champagne.
