Brokers say sales activity returns, but at moderate levels

A year after the financial crisis, Manhattan real estate brokers report that the market is finally returning to normal.

But they don't mean the lightning-fast sales and skyrocketing prices of the recent real estate boom. They're talking about a more moderate, predictable real estate market, the likes of which hasn't been seen in Manhattan for years.

"The last three years have been very interesting," said Jill Bane, an associate at Leslie J. Garfield & Co. Before the market cratered as a result of the subprime crisis, "prices were very high and there always seemed to be several competing bids," she said.

Now, however, "a sense of normalcy has returned to the market," said Bane. (more ...)

For the megadeveloper Forest City Ratner Companies, the last few months can be seen as a tale of two projects.

The worst of times seems to have taken hold at Atlantic Yards, the proposed 22-acre development of apartments, offices and a basketball arena in Brooklyn. In June, Forest City dumped architect Frank Gehry, whose eye-catching designs helped generate much of the project's initial excitement.

And last month, the Empire State Development Corporation, the state authority backing the project, had to face the state's Court of Appeals in a case about the legality of its eminent-domain actions after being sued by a community group. (more ...)

Like many other development firms, the Clarett Group rode the wave of the real estate boom expertly, building successful condos in Manhattan and other markets across the country. Like a host of other developers, however, the company hit a damaging riptide in Downtown Brooklyn.

By There has been an uptick in Manhattan rental deals, according to Citi Habitats' third-quarter residential rental market report released today. The rental giant announced that it signed more than 3,800 rental transactions over the quarter, approximately 500 more transactions than in the same quarter a year ago. Citi Habitats President Gary Malin said that the increased activity was due in part to landlords aggressively pursuing tenants throughout the quarter with promotional packages. "We are seeing that landlords who are proactive in marketing their properties by offering incentives -- owner-paid commissions and/or free rent -- are successfully driving traffic to their properties," Malin said. ...It seems unlikely that the market will rebound in 2009. Given the depth that the market has fallen to date, significant gains are necessary for a recovery. Such increases, which would have been a stretch even for the summer market, are even more unlikely to occur during Manhattan's slower seasons.

Joining the pity party is Citi Habitats, which released its first peak rental season market report. Unsurprisingly, Manhattan peak season rents are down 8 percent for one-bedrooms and 11 percent for two-bedrooms.

Manhattan report shows average rents dropping

September 23, 2009-Citi Habitats released its first-ever peak season rental report today, analyzing Manhattan's rental market performance during the industry's peak months: May through August.

Citi Habitats President Gary Malin said in the report that the time period is particularly significant.

"During this period, the market experiences increased activity due to several factors, including students graduating from schools and universities, new hires relocating to Manhattan and current renters reassessing their housing situation," Malin said. What Can You Rent For $1,500 In NYC?

So if you have about $1,500 to spend, what kind of place can you rent in New York? That's the budget this week NY1's Jill Urban is using as she continues to look at how far your money can go in today's real estate market.

The first place we found is a studio in a townhouse on Manhattan Avenue in Morningside Heights Harlem, steps from Columbia University.
"It's a beautifully-renovated studio in a townhouse," says real estate agent Michael Coker of Halstead Properties. "It has parquet floors, brass fixtures, a washer and dryer combo unit inside the apartment, and beautiful picture windows."
The apartment is about 400 square feet and includes a ceiling fan and crown moldings. It's priced at $1,400 per month plus gas and electric. There is no broker's fee, but there is an application fee of $30. (more ...)

Prices, incentives help move rentals, Citi Habitats says

Citi Habitats says it has seen an increase in Manhattan rental transactions this year despite a market that has been epically lethargic for some firms.

The number of rental deals rose year-over-year in second-quarter 2009 and in the first half of 2009, according to a Citi Habitats report released this week. The report does not cite rental transaction figures, but it does examine vacancy rate changes.

The vacancy rate across the borough dropped to 1.88 percent from 2.36 percent between the first and second quarters of the year.

"It is very clear that prices and incentives have played a larger role in the rental marketplace during the first half of 2009 than in the first half of 2008," the report says. (more ...)

Manhattan Apartment Rents Drop as Unemployment Curbs Demand

July 9 (Bloomberg) -- Manhattan apartment rents fell as much as 18 percent in the second quarter from a year earlier as rising unemployment curbed demand.

The median price dropped 3.1 percent to $3,100 a month, appraiser Miller Samuel Inc. and broker Manhattan rents sink; vacancies on the rise

It still may be no bargain, but it's waaaay cheaper to rent an apartment in Manhattan than it used to be.

The price per square foot of a Manhattan apartment fell 17.5% in the second quarter compared with last year, according to a report prepared by real estate appraiser Residential brokerage Prudential Douglas Elliman today released its first-ever quarterly rental Manhattan market report, revealing an eye-popping 58.3 percent drop in rental transactions from last year as waves of unemployment battered the city.

The report, which tracked data about the rental market that has never before been published, determined that 2,346 apartments were rented in the second quarter of 2009, down from 5,624 during the same quarter of 2008. That drop coincided with a 17.5 percent decrease in the average rental price per square foot to $44.16, from $53.50 in the prior year quarter. Meanwhile, the number of rental listings swelled by nearly a third to 7,290 from 5,658 in second-quarter 2008. (more ...)
