They're talking about a more moderate, predictable real estate market, the likes of which hasn't been seen in Manhattan for years. </P><br><P align=justify>"The last three years have been very interesting," said Jill Bane, an associate at Leslie J. Garfield &amp; Co. The rental giant announced that it signed more than 3,800 rental transactions over the quarter, approximately 500 more transactions than in the same quarter a year ago. Citi Habitats President Gary Malin said that the increased activity was due in part to landlords aggressively pursuing tenants throughout the quarter with promotional packages. "We are seeing that landlords who are proactive in marketing their properties by offering incentives -- owner-paid commissions and/or free rent -- are successfully driving traffic to their properties," Malin said. The average rent for a one-bedroom was $2,442, down 8 percent from $2,668 in August of last year. Two-bedrooms fell 9 percent to $3,372 from $3,721 last August, and three-bedrooms dropped 8 percent to $4,583 from $4,995.</FONT></P><br><P align=justify><FONT color=#000000>The report found that rents were virtually unchanged from the previous month. That's the budget this week NY1's Jill Urban is using as she continues to look at how far your money can go in today's real estate market.</P><br><P align=justify><BR>The first place we found is a studio in a townhouse on Manhattan Avenue in Morningside Heights Harlem, steps from Columbia University. <BR>"It's a beautifully-renovated studio in a townhouse," says real estate agent Michael Coker of Halstead Properties. "It has parquet floors, brass fixtures, a washer and dryer combo unit inside the apartment, and beautiful picture windows."<BR>The apartment is about 400 square feet and includes a ceiling fan and crown moldings. The report does not cite rental transaction figures, but it does examine vacancy rate changes. </P><br><P align=justify>The vacancy rate across the borough dropped to 1.88 percent from 2.36 percent between the first and second quarters of the year. <BR>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<BR>"It is very clear that prices and incentives have played a larger role in the rental marketplace during the first half of 2009 than in the first half of 2008," the report says.
