MANY rental scams are easy to spot - unless you are drawn in by what appears to be the deal of a lifetime.

"If something looks too good to be true, it is," said Gary Malin, the president of Citi Habitats. A two-bedroom apartment in the West Village for $1,200 a month? Keep looking.

Avoid dealing with absentee landlords, and do nothing (applications, fees, deposits, etc.) without first seeing the property. That means proceed with extreme caution online.

"You've got to be very careful with New York City, the rental market can seem a lot like the black market. Renters are accustomed to feeling hustled, fleeced, and generally at the mercy of predatory forces beyond their control - and that's when everything goes O.K.

In this forest of stunted expectations, it can be tough to distinguish the sharp-elbowed fauna from the truly corrupt, a circumstance that has long enabled scam artists to thrive here. (more ...)

A plucky real-estate agent delivered a little street justice after she helped chase down a 14-year-old boy who swiped her BlackBerry on the Upper East Side.

"He was a little runt. I went up to him and punched him in the shoulder. The cops had to pull me off him," Mehrtash Mandana told The Post.

Mandana, 32, a broker for Citi Habitats, said she was sending e-mails using her BlackBerry while outside the Normandy Court apartments on East 95th Street at 1:30 p.m. Monday.

"I was looking down. The kid just walked by and snatched my phone and took off," she said. (more ...)

Manhattan's vacancy rate and rents in several neighborhoods fell slightly in May, according to a monthly rental market analysis from Citi Habitats released today (see below for full report). The overall vacancy rate in Manhattan fell to 1.72 percent in May from 2.28 percent in April, the first time since October that the vacancy rate has been below 2 percent. (more ...)

The building, West 12th Street's John Adams, was ID'd right away thanks to a neighborhood open house regular who noted, "one bedrooms are listed in the building all over the place." For completists, the asking price on this 800sf unit was $649,000, down from an initial $699,000 ask in December, per StreetEasy. Will we try this sale price stunt again? Going into contract in Gramercy

With its well-maintained prewar buildings and tree-lined streets, Gramercy, the micro-neighborhood surrounding exclusive Gramercy Park, has long been a desirable residential enclave.

But as with most Manhattan neighborhoods in recent months, sales have been few and far between.

This month, The Real Deal zeroed in on the area to find out how many deals in Gramercy are closing and to determine exactly what kinds of apartments are selling most strongly.

According to the real estate data Web site StreetEasy, the number of closings has dropped more than 81 percent in the last year. The site found that only 10 units closed in the area this April, the most recent closing data on record, compared to 54 in April 2008. (more ...)

March 3 (Bloomberg) -- New Yorkers who lose their jobs can walk away from their Archstone-Smith Trust apartment leases if they live in one of the company's metropolitan-area buildings.

The initiative, called the Archstone Lease Assurance Program, is open to those who sign or renew leases before March 21, Denver-based Archstone said in a statement today. Tenants have 45 days after a job loss to cancel their rental contracts without penalty, the company said.

Recession undermines downtown's fragile recovery

By Manhattan rent declines beat boroughs

For the first time in recent memory, brokers say, many Manhattan rentals are now cheaper than comparable apartments in desirable outer-borough neighborhoods.

The reason? Rents are dropping faster in Manhattan than they are in the outer boroughs and landlords in Manhattan are throwing in more incentives than landlords elsewhere. As a result, some rental apartments in neighborhoods like Long Island City, Park Slope and Brooklyn Heights are actually pricier today than comparable Manhattan apartments.

The strange turnabout has suddenly made Manhattan seem like a bargain. But, brokers say it is likely to be temporary, as rent reductions in the outer boroughs are already beginning to catch up with those in Manhattan. (more ...)

Even during a recession, with rents decreasing all over the city, the neighborhoods making up greater Harlem still have some of the best deals in Manhattan.

"It's just an amazing market," says Stefania Cardinali, an associate broker covering Harlem for Citi Habitats, New York's leading rental agency. "It's holding strong today."

As renters get priced out of other parts of Manhattan, they're more aware than ever that they can get larger spaces for better prices uptown.

"We recently had someone in a river- view apartment downtown whose rent was going up to $6,000 a month," says Klara
